Assessor Ron Nicholson very informative at Chamber luncheon
At the monthly Mohave Valley Chamber of Commerce luncheon Wednesday, Mohave County Assessor Ron Nicholson was very informative and said taxpayers should file an appeal.
After explaining how the tax assessment procedure works, Nicholson said he doesn't know you don't like the way you are being taxed if you don't appeal. He doesn't see an appeal as "an attack." He invites anyone wishing to get their property assessed valuation changed should file an appeal. That's their means of enacting change. Nicholson also said most other assessors take the stand to initially deny all appeals. His department does just the opposite by not denying the appeals. Nicholson said he is "watched over" by the Arizona Department of Revenue. He said he wants to lower values, but he has to stay within the state law. Nicholson said he just signed contracts amounting to about $400,000 for new software and for new mapping of the county. He said his department is “doing everything it can to keep up with the market,” which is why he encourages property owners to appeal their assessed values when they are issued in February. This year's tax assessment values will be mailed on February 5th. Properties that appraise for 74% of their 2007 value might be eligible for a reduction in their assessed valuation, and subsequently, their county property tax bill. Nicholson advised that residents who are concerned with their property tax rate should attend more budget meetings of their local fire districts and school boards, because those secondary tax entities are the ones that directly affect a taxpayer's tax amount.
